    What Is a Pag‑IBIG Housing Loan?

    A PagIBIG Housing Loan is a government-backed program that lets members buy, build, or improve a home at affordable interest rates. Members can borrow up to ₱6 million and repay over a period of up to 30 years. 

    Remember, however, that just like any loan, the final amount is subject to assessment and approval depending on your needs and the documents you provide.

    Who Can Avail the Pag‑IBIG Housing Loan?

    You can apply for a Pag-IBIG housing loan if you meet these requirements: 

    • An active member (meaning you have made at least 1 monthly contribution for the last 6 months) with at least 24 months of savings 
    • Not older than 65 when applying and not older than 70 when the loan ends. 
    • No unpaid or cancelled Pag IBIG loans 
    • For those with an existing Pag-IBIG Housing account or Short-Term Loan (STL), payments must be updated

    What are the Pag‑IBIG Housing Loan requirements?

    The basic Pag-IBIG housing loan requirements include a filled-out Housing Loan Application Form, two (2) government‑issued IDs, Pag‑IBIG Member’s Data Form (MDF), and proof of income.  

    Depending on your employment details, you may need additional documents. 

    Aside from the mentioned requirements, property documents may be requested, such as Transfer Certificate of Title (TCT) or CCT, Updated Real Estate Tax, Colored Picture or Vicinity Map of Property, and others. 

    Pag IBIG Housing Loan Requirements for Employed Members: 

    • 1- month payslip, within the last three (3) months before the date of the loan application 
    • Certificate of Employment & Compensation with the authorized signatory of the employer 
    • Latest Income Tax Return (ITR) 

    Pag IBIG Housing Loan Requirements for Self-Employed Members: 

    • Audited financial statements, such as Income Tax Return, Official Receipt of Tax Payment 
    • DTI/SEC registration 
    • Business permit 
    • Bank statements (12 months) 

    For Self-Employed members, additional documents may be asked to validate your source of income.  

    Pag IBIG Housing Loan Requirements for Overseas Filipino Workers (OFWs): 

    • Employment contract certified by the POEA, or the Philippine Consular Office at the Host Country 
    • Certificate of Employment & Compensation with an     authorized signatory of the employer 
    • Proof of remittances  

    For OFWs, additional documents may be asked to validate your employment. These requirements may come from our government or your overseas employer.

    How to Apply for a Pag‑IBIG Housing Loan

    Once you’re sure you’ve met the requirements and prepared your documents, you can start your application in 4 easy steps! 

    1. Prepare All Requirements 

    Most delays happen because of missing or incomplete documents. Double-check the information to ensure everything is complete and accurate. 

    2. Apply Online or at a Branch 

    For online applications, you can go to the virtual PAG-IBIG website to create an account, fill out the housing form, and upload your ID and documents. Be ready to take a selfie with your valid ID for verification purposes. 

    But if you have a Pag-IBIG brand near you or plan to purchase a property from an accredited partner-developer, you can also opt for an in-person application by submitting all your requirements in their office. 

    A processing fee will be required when you submit your documents. 

    3. Loan Evaluation and Appraisal 

    Once you’ve submitted your requirements, Pag‑IBIG will check your documents and appraise the property. This may take several weeks.  

    4. Wait for Your Notice of Approval (NOA) and Your Loan 

    Once approved, you will receive a notification from Pag-IBIG. You can sign the loan documents and wait for the PagIBIG housing loan disbursement. 

    Is the Pag‑IBIG Housing Loan the same as the Pag‑IBIG Multi‑Purpose Loan (MPL)?

    No, the Pag-IBIG Housing Loan is different from the Pag-IBIG Multi-Purpose Loan (MPL).  

    The Housing Loan is specifically designed to acquire a house, lot, condo, build a home, or make major renovations. Whereas the MPL is designed to give immediate assistance for daily needs such as medical bills, tuition, home repairs, or emergency cash.
